Subcontracting & Vendor Partnership

Specialty Work, Managed by One Team

Subcontracting works two ways at TurnKey: we bring in vetted specialty subs for the heavy work we don't self-perform, and we serve as a reliable maintenance subcontractor and vendor to commercial property management companies. Either way, you get accountability and a single point of contact.

When We Bring In Subs

Heavy & specialty scopes

We self-perform the vast majority of our work. For scopes that require heavy equipment or a specialty license we don't keep in-house, we bring in trusted, licensed, and insured subcontractors — and we manage them directly.

  • Foundation work — repair and structural scopes requiring specialized equipment and engineering
  • Building teardowns & demolition — large-scale demo needing heavy machinery
  • Full asphalt milling, lay & overlay — full-depth milling, paving/lay, and mill-and-overlay of parking lots requiring heavy paving equipment
  • Other heavy-equipment scopes — major earthwork and specialty trades as a project demands

You still deal with one team. We coordinate the sub, stand behind the work, and keep you informed — no chasing multiple vendors.

How We Manage Subcontractors

Vetted, insured, and accountable

When a sub is the right call, our process protects you — the same way you'd want to be protected.

Vetted

We use established subcontractors with a track record on commercial properties.

Insured

Subs carry their own coverage, and we verify it before work begins.

Managed

We schedule, supervise, and quality-check the work on your behalf.

Single Invoice

One point of contact and clean, documented invoicing tied to your work order.

  • Recurring services — porter, landscaping, and scheduled maintenance
  • Before-and-after photo documentation with every job
  • Clean, itemized invoicing with your work-order and job-site references
  • Certificates of insurance and W-9 provided for vendor onboarding

One team, accountable for all of it

Whether we're self-performing, managing a specialty sub, or working as your vendor — you get a single point of contact and work you can stand behind.
